Richmond Oak is one of the few conservatory companies offering clients the full range of conservatory building and installation options, providing choices from supply-only, to a full ‘Turn-Key’ system from Survey, through planning and building regulations (where required), to the final completed job. This includes all supervised building works, lead-work and final microporous paint finish to the frames. Each construction is project managed from initial design, hand-built and meticulously finished by our team of skilled carpenters, joiners and craftsmen.
Richmond Oak is also happy to work alongside your own preferred builders. We will provide the same information, drawings and specifications to your builder, as we do our own. At the contract stage, the only things we don’t usually get involved with are selection of floor finishes, choosing light fittings or other works such as kitchens, or final decoration of the plastered walls, where required.
Option 1: Should you choose our Turn-Key operation:
The associated building work is undertaken as part of the Richmond Oak Contract and covered by our Insured Deposit and Guarantee scheme, we will introduce you to our builder who will visit and run through the details of your requirements and confirm the Provisional Cost of the work.
Option 2: Where budget is important, we can introduce you to a builder:
You will be responsible for paying the builder direct. In which case, you can typically anticipate a reduction of the attached provisional building cost by 15-20% as you will not be paying our margin on the building cost, necessary if contracted via Richmond Oak to cover management costs and profit, plus VAT at the current rate.. Another advantage of choosing this option, is that the builder is frequently more flexible about how, when and how much he is paid, when being paid direct by a domestic customer, than when billing a Company.
Option 3: You already have your own preferred builder.
In which case, you can use the accompanying Building Schedule plus Provisional Costs* to assist you in making decisions about your proposed project.
Option 4: Supply Only in Kit Form.
Where required, we also offer a ‘Supply Only’ self build option, complete with detailed drawings, where we are satisfied that you have the right skills available.
Where we don’t carry out the building works, we will work with your chosen builder and even assist you to locate a good builder and obtain quotations where you don’t have one. In many parts of the country we can refer you to trusted builders with whom we have previously worked.
